  • Priority - Move Out

    If you really want to move the process along, then getting the tenant out should be your #1 priority. Generally speaking, trying to get back-rent can hold to process up and lead to difficulties in getting your unit back, and renting again.
  • Priority - Pay and Stay

    If you'd like to have your tenant continue living at your property, but simply be a better tenant, then this is a great option. If your tenant commits to a pay and stay arrangement that means they'll continue to be your tenant so long as they keep paying rent on time and pay off their balance. If they fail to do either, you can evict them on an expedited basis.
  • Priority - Back-rent / Damages

    Making this a priority is generally the riskiest goal. A tenant is more likely to get an attorney and drag out the case if they feel that you'll aggressively pursue money damages. Even if a money judgment is obtained in an eviction it still requires enforcement. Many times landlords cannot collect on money damages because: - A tenant will declare bankruptcy - A tenant is judgment proof - A tenant will quit their job That is why the success rate on collecting rent damages sits around 3-5%. In the event you agree to a move-out date, you can generally pursue the money later if that's important.
