Two important points: 1. It's only if you know their full name; 2. This isn't about people who signed the lease, it's about KNOWN adult occupants.
This is what protects you in the event you are required to proceed to an eviction. Without service and an Eviction Order on the unknown occupants, at the time of the eviction, the sheriff will only authorize the removal of the named party in the eviction order.
With an Eviction Order against unknown occupants, the sheriff will authorize the removal of all parties in possession.
Once you file your case you are assigned to a non-jury trial courtroom. This fee includes ALL court dates in this courtroom, and is generally the attorney's fees cap on 70% of our cases.
